Milkhouse floors take a beating every single day. Between constant moisture, chemical exposure, heavy equipment traffic, and frequent washdowns, standard concrete floors often break down faster than many dairy operators expect. Cracking, staining, slippery surfaces, and concrete deterioration can quickly become safety and sanitation concerns.
At Elite Floor Coatings, we install high-performance epoxy floor coatings designed to hold up in demanding agricultural environments, including milkhouses and dairy processing areas.
Why Milkhouse Floors Fail
Concrete may seem tough, but bare concrete is actually porous and vulnerable to long-term damage. In the dairy industry, floors are exposed to:
- Constant moisture and standing water
- Acidic waste and organic materials
- Harsh cleaning chemicals and disinfectants
- Freeze-thaw cycles
- Heavy foot traffic
- Heavy equipment use
- Thermal shock from hot water washdowns
Over time, these conditions can cause:
- Surface erosion
- Pitting and spalling
- Cracks and joint damage
- Slippery conditions
- Bacteria buildup in porous concrete
- Difficult cleaning and maintenance
A professionally installed floor coating helps protect the concrete while creating a more durable and sanitary surface.
Benefits of Coated Milking Parlor Floors
Most businesses and operations choose an epoxy coating for the aesthetics, but in a commercial setting like yours, there are many more benefits to epoxy than just the look of your concrete.
Improved Slip Resistance
Safety is critical in dairy operations. Wet concrete becomes extremely slippery, especially when milk residue, detergents, or manure are present. We can incorporate textured, slip-resistant finishes that improve traction for both workers and livestock without making the floor impossible to clean.
Easier Cleaning & Sanitation
Coated floors create a non-porous surface that helps prevent liquids, bacteria, and contaminants from soaking into the concrete. This makes routine washdowns faster and more effective while helping maintain a cleaner environment.
Protection Against Chemicals & Moisture
Dairy facilities use powerful cleaning agents and sanitizers daily. High-quality epoxy and polyaspartic coatings help resist chemical damage, moisture intrusion, and surface deterioration.

Longer Concrete Life
Replacing concrete inside an active dairy facility can be extremely disruptive and expensive. Floor coatings act as a protective barrier that helps extend the life of your existing concrete and reduce future repair costs.
Brighter, Cleaner Appearance
A professionally coated floor can dramatically improve the appearance of a milkhouse or milking parlor. Light-reflective finishes can even improve visibility and brighten work areas.
Epoxy Coatings Designed for Milkhouse Floors
Not all coatings are created equal. Many standard garage floor coatings are not designed for agricultural environments.

For milkhouses, we typically recommend a urethane slurry base, and then broadcast sand into it for durability. Once cured, we return the second day and apply a topcoat of Novolac epoxy to handle the acid cleaners most dairy operations use. This multi-step approach is what provides milkhouses with a durable, and long-lasting floor that traditional epoxy or paints won’t provide.
Self-Leveling Urethane Slurry
We use a self-leveling urethane slurry or cementitious urethane for milkhouses because most milkhouse concrete is already severely damaged. This slurry will fill in existing damage best and then self-level to provide the operator a brand-new looking floor.

Proper Surface Preparation Matters
The success of any floor coating depends heavily on preparation. Simply rolling paint or epoxy over dirty or damaged concrete will almost always lead to peeling or failure.
Our concrete preparation process includes:
- Shot blasting
- Crack and joint repair
- Moisture evaluation
- Proper primer application
- Industrial-grade coating installation
Proper preparation helps ensure strong adhesion and long-term durability.
Common Areas We Coat
We coat floors in the following places for our agricultural clients:
- Milkhouses
- Milking parlors
- Dairy wash bays
