What is the Chalky Substance on My Basement Floor?

That white, powdery residue covering your basement floor is likely a concrete defect known as "false cream" or laitance. This chalky layer forms when excess water or cement powder is used during the concrete mixing process, creating an unstable surface layer that wears off in the form of a powder.

When concrete is poured, the heavier aggregates settle while lighter cement particles rise to the surface with excess water. If the concrete mix isn't properly balanced this weak, powdery layer forms on top. Unlike properly cured concrete, this false cream has a dusty, chalk-like consistency that continuously sheds particles, tracking throughout your home and creating an ongoing cleaning nightmare.

The only real solution is to remove this unstable layer entirely. Simply sealing over it won't work, as the weak surface underneath won’t allow for a proper bond and the sealer will flake off.

How to Remove Chalkiness from Concrete Floors

You have two effective options for eliminating laitance from your basement floors. Both methods remove the problematic surface layer and seal the concrete to prevent future issues.

Option 1: Shot Blasting and Sealing

Shot blasting uses high-velocity steel pellets to aggressively remove the chalky top layer of concrete.

After shot blasting removes the false cream, we apply a water-based sealer like CrystalCoat. This sealer is particularly ideal for basements because it doesn't create the foul odors associated with solvent-based sealers and paints which is important when you're working in an enclosed space with limited ventilation and living in the space afterwards. The result is a clean, dust-free floor that won't track powder throughout your home.

 

This method is often chosen if the concrete floors are in tight quarters and a grinder is not able to reach the concrete in question. Shot blasting is a quick and cost-effective method for basement storage rooms and areas not heavily trafficked.

Option 2: Grinding and Sealing

For the best possible finish, we recommend a grind and seal of your concrete. This method uses diamond-equipped grinders to remove the false cream and powder, as well as the top layer of concrete thus exposing a clean, attractive layer underneath.

While grinding takes more time than shot blasting and will run 20-25% more expensive, it provides the best finish. The process creates a smoother, more uniform surface that looks noticeably better than shot blasting alone.
